
Sandersville Council approved a zone variance for a roof pitch reduction that doesn’t meet the City’s design requirement at their Monday, September 20 City Council meeting.
The property, located at 505 Evans Street in Sandersville, is owned by the Will Williams Estate. The property is located in an R-3 (Multi-Family Residence) zone. Alfreda G. Seaborn is the applicant for the zone variance request.
Prior to approving the zone variance, a public hearing was held regarding the roof pitch reduction request; nobody attended to speak in favor or in opposition of the request.
Sandersville Mayor Jimmy Andrews explained during the public hearing that the request was properly advertised in the County’s legal organ. A sign was also placed on the property to serve as notification of the request.
When discussing the request, Sandersville Building Official Dave Larson explained that the roof pitch on the manufactured home doesn’t meet the design requirements as established by the City Council. Larson stated that the roof pitch required by the City on manufactured homes is 4:12, and the home presented in this request has a 3:12 roof pitch.
“No one has the 4:12 pitch roof in stock, so the people buying manufactured homes are having to take the ones with the 3:12 pitch roof because that’s all that is available,” said Building Official Larson.
During the public hearing, Councilperson Danny Brown remarked that he did not object to the request.
At the conclusion of the public hearing, Councilperson Danny Brown moved to approve the request as presented; Mayor Pro-Tem Jeffery Smith seconded, and the vote carried unanimously by those present at the September 20 City Council meeting.
