Sandersville Council Approves Special Exception & Variance Requests on Pine Forest Drive

Sandersville City Council unanimously approved a request for a special exception on Pine Forest Drive during their Monday, April 4 meeting.

The property, located at 105 Pine Forest Drive in Sandersville, is owned by Joseph M. Meeks, Jr. and Lois R. Meeks. The property is located in an R-2 (Single-Family Residence) zone.

With the special exception, this would allow a manufactured home to be placed in the R-2 zone on Pine Forest Drive.

Sandersville’s Community Development Director Dave Larson explained that Pine Forest Drive has several manufactured homes in that area; the staff recommendation was to approve the special exception.

In addition to the special exception request, Sandersville City Council also heard a variance request for a roof pitch reduction for the proposed manufactured home on Pine Forest Drive.

The roof pitch required by the City on manufactured homes is 4:12.

“It’s difficult to find a manufactured home that has the 4:12 roof pitch,” said Larson, adding that the 4:12 roof pitch is also more expensive.  Larson went on to say that this particular request was to allow a 3:12 roof pitch in this situation.

Sandersville Community Development Director Larson stated that the staff recommendation was to allow the 3:12 roof pitch.

Prior to voting on the requests, the Sandersville Council conducted public hearings regarding the requests. It can be noted that the Sandersville Planning & Zoning Committee also held public hearings concerning the requests; there was no opposition.

Sandersville’s Community Development Director Dave Larson explained that the Sandersville Planning and Zoning Commission recently heard these requests and voted to recommend both the special exception and the variance.

After hearing the requests, Sandersville Council voted to grant the special exception and the variance.
